What type of room are you letting?

This tailors the agreement clauses — permitted use, insurance requirements, and additional terms — to your specific profession.

🧠 Therapy / Counselling Room
💄 Beauty / Aesthetics Room
💼 Consulting / Coaching Room
🖥️ Office / Desk Space
🏥 Treatment / Clinical Room
🧘 Wellness / Studio Space

Who are the parties?

The room provider (licensor) and the person renting it (licensee).

Describe the premises

Be specific — this avoids disputes later.

Schedule of use

How and when will the room be used?

💡 Licence vs. Tenancy: This agreement is a licence — the provider retains control of the room. The licensee does not have exclusive possession. This protects both parties and avoids inadvertently creating a protected tenancy under the Landlord and Tenant Act 1954.

Fees & payment terms

💡 Under the Late Payment of Commercial Debts (Interest) Act 1998, you may charge statutory interest of 8% above the Bank of England base rate plus a fixed late payment fee on overdue invoices.

Cancellation & termination

⚖️ Grounds for immediate termination: non-payment, breach of insurance obligations, illegal activity, serious misconduct, or damage to the premises. These are included automatically.
