How the estimate works

The calculation multiplies your available hours (rooms x days x hours) by the share of those hours that are actually booked, and then by the rate you charge per hour. Occupancy is the biggest driver. A room booked 40% of the time earns half as much as one booked 80%, so it pays to test a few different figures.

Be realistic about occupancy

New rooms usually sit at 40–60% occupancy while practitioners build a client base. Established rooms in good locations, with reception cover and a visible online presence, regularly reach 70–80%. Gross income is not profit
